The House

If charm and character is what you seek, look no further. This fully restored craftsman bunglalow is a must see, inside and out. Houses today are floored with 2 foot long pieces of Prego because full length 20' boards of heartpine simply do not grow anymore! They did however in 1925 when this house was built.

This home features some of the layout concepts born of the arts and crafts movement that made the craftsman bungalows famous: bedrooms face the north to stay darker and cooler for sleeping, living rooms face south for sun brighter in winter. Rooms are connected directly, rather than by a hallway, which promotes airflow. The front porch is decked in cypress, fully covered and wraps around with room enough to accommodate a small table with chairs, rattan sofa and chair. Inside are french doors from the living room to the dining room and a butler panty in the breakfast nook. The master bedroom has a working fireplace with slate hearth and a large closet. The living room also has a fireplace with a slate hearth. Both fireboxes and the chimney have been rebuilt.

The kitchen has been fully renovated and features marble backsplash above butcherblock countertops, a deep Kohler white ceramic on steel double farm sink, and retro-styled stainless appliances.

While restoring we strove to balance the beautification of original design and materials with modern ammenities where appropriate. Lutron dimmers and a Bosch tankless water heater are examples.

The front bathroom has painted pine floor, a clawfoot cast iron tub, and a beadboard wainescot. The back bathroom has the washroom adjoining with stacked washer / dryer and a the Bosch tankless water heater. The tiled mudroom leads out to the green grass backyard with a back patio in cherokee slate. The backyard fenced in classic post and rail with access by a farm gate to the alley and features a healthy pruned pin oak in the center. Crepe Myrtles, a Tulip Poplar, Bananas, a dwarf Magnolia, and a Pecan tree grow on the property.

The Location

The neighborhood, Grant Park, is steeped in the history of another era. The park is 2 blocks away. A walk through the park puts you in front of 4 restaurants, while the restaurants and shops of Cabbage Town and East Atlanta are just a quick drive away. Downtown and Georgia State is less than 3 miles away. Georgia Tech is less than 4 miles away. Midtown is less than 5 miles away.

The Equity

Next door a renovated craftsman closed in early March of this year at $315k. This is the best comp you will find. Come see for yourself why this house will not last for long at $292K.
